IDENTIFICATION VERIFICATION

 

All applicant 18 and over are required to show a valid, non-expired photo identification. Acceptable forms of identification are:

 

  • Current driver's license or other state photo identity cards issued by Department of Motor Vehicles (or equivalent);

• U.S. Passport;

• U.S. Passport Card;

• DHS trusted traveler cards (Global Entry, NEXUS, SENTRI, FAST);

• U.S. Military IF (active duty or retired military and their dependents, and DoD civilians);

• Permanent resident card;

• DHS-designated enhanced driver's license;

• Airline or airport-issued ID (if issued under a TSA-approved security plan);

• Federally recognized, tribal-issued photo ID;

• HSPD - 12 PIV card;

• Foreign government - issued passport;

• Canadian provincial driver's license or Indian and Northern Affairs Canada card;

• Transportation worker identification credential.

Children under 18 are not required to provide identification.

 

CREDIT HISTORY:

Your credit history will be verified by TransUnion SmartMove, a third-party verification service. As part of this process, you will receive a credit score, and management will receive a credit recommendation based on factors such as payment history, number and type of accounts, outstanding debt, and account age. Based on this credit recommendation, your application will fall into one of the following categories:

 

  • Accepted: The application is approved with standard deposits and fees.

 

  • Denied: The application is not approved. Contact information for the consumer reporting agencies that provided the credit information will be made available to the applicant.

 

  • Accepted with Conditions: The application may be approved with additional requirements, such as an extra deposit or a qualified co-signer. A co-signer must pass a credit check and have verifiable gross income of at least 5 times the monthly rent.

CRIMINAL BACKGROUND CHECK

 

RESIDENT’S OF FOREIGN COUNTRIES:  

INCOME VERIFICATION:

Each applicant is required to submit written income verification. The total household income must meet or exceed 2.5 times the combined monthly rent and utility costs. Acceptable forms of income verification include:

 

- Pay stubs from the last 60 days; or 

- Bank statements showing regular direct deposits of income; or 

- A letter from the employer, on official company letterhead, confirming income and employment; or 

- For applicants without current employment, proof of a bank balance equal to at least six months' rent or application with a qualified co-signer.

 

Applicants whose monthly income does not meet these requirements will not qualify.

 

RENTERS INSURNACE:

Tenants are required to provide proof of personal liability insurance with a minimum coverage of $100,000 per occurrence.  

 

RESIDENCE VERIFCATION:

Management reserves the right to verify each applicant’s rental history. Applicants with unresolved disputes with previous landlords, past evictions, or unfavorable rental references will be denied. This includes applicants with a negative rental history, including any adverse rental record with Red Rock Property Management.

 

APPLICATION INELIGIBILITY:  

If your application is denied due to adverse findings from a background check, you may:

 - Contact the agency that provided the information to discuss your application.

- Reach out to the credit reporting agency to identify any unfavorable data reported.

- Correct any inaccuracies with the credit reporting agency according to their policies.

- Request that the credit reporting agency submit an updated credit report to the Screening Company.

Upon receiving corrected and satisfactory information, your application will be re-evaluated if property/unit is still available.

 

Please note:

 - Incomplete, inaccurate, or falsified information will result in denial.

- Any applicant currently using illegal drugs or with a conviction, guilty plea, or no-contest plea for the illegal possession, manufacture, or distribution of a controlled substance will be denied.

- Any applicant who appears under the influence of drugs or alcohol, or exhibits hostility, abusive behavior, or offensive language toward management staff during the application process, will be denied.

- Any applicant whose tenancy poses a direct threat to the health or safety of others, or to the community or property, will be denied.

 

If the landlord discovers that the applicant or tenant has misrepresented or omitted material facts during the application process, any prior approval will be immediately revoked due to lack of informed consent. In such cases, the tenant and all household members must promptly vacate the property.

 

Applications to conduct business operations from any residence managed by Red Rock Property Management will not be considered. All single-family homes and apartments are for personal residential use only.
