Pet Policy


Thank you for interest in one of the many properties managed by Red Rock Property Management. Many of our homeowners do allow pets at their homes. Below is the rental criteria for pets on all of our properties. If you have any questions, please reach out to our office.

1.       Tenant(s) agree to pay a Non-Refundable Pet Fee in the amount of two hundred seventy-five dollars ($275.00). per pet prior to taking occupancy of the unit. Tenant(s) agree to pay a Refundable Pet Fee in the amount of one hundred seventy-five dollars ($175.00) per pet prior to taking occupancy of the unit.  Tenant(s) agree to pay a monthly Pet Rent per month. Monthly pet rent is $35 per cat, $40 per small dog and $55 per large dog. This deposit is refundable at the termination of occupancy, less the cost of cleaning or repairs made necessary by the pet(s) including infestation control.   In the event the deposit amount is not sufficient to cover these costs, TENANT(s) will be responsible for paying the additional cost.  This Pet Fee and Deposit are in addition to the Security, Damage and Cleaning Deposit and any other fees described in the above referenced Rental Contract.

2.       Tenant(s) agrees to accept legal and financial responsibility for any damage caused by the pet(s) to the property.

3.       Tenant(s) that are proven to have unauthorized pet(s) at the property will forfeit their ENTIRE security deposit, and will be subject to any/all cleaning fees associated with unauthorized pets.

4.       Any damage to the building(s), grounds, flooring, walls, trim, finish, tiles, carpeting or furnishings by stains, scratching, hair or deposit, will be the full responsibility of the TENANT(s) and TENANT(s) agrees to pay costs involved in restoring any damage to original new condition.  If because of such stains or chemicals to remove same, said damage is such that it will not remove, then TENANT(s) hereby agrees to pay the full cost and expense of replacing such materials.

5.       Permission to keep pet(s) is specific to the pet(s) described above and for no other, including offspring.

6.       TENANT(s) must show proof pet(s) meets existing ordinance for licenses, has shots and is spayed or neutered.

7.       The pet(s) will not be allowed out of the house or apartment unless it is in the custody of TENANT(s) and on a leash not to exceed five feet in length.

8.       TENANT(s) is responsible for the timely cleanup of all pet(s) deposits, feces, and excrement.

9.       Evidence that TENANT(s) has rental insurance is a prerequisite for permission to have pet(s).

10.    It is further understood and agreed that the TENANT(s) agrees to maintain the pet(s) off premises for balance of this Contract should it become necessary.  Complaints of noises, barking, damage to building or apartment or house occupied, or any other complaint from TENANT(s)’s/neighbors or animal control agencies regarding said pet(s) would be the basis for termination of permission.

11.    Unsupervised or dangerous pet(s) and/or animals will not be tolerated and shall constitute a basis for terminating TENANT(s)’s right to harbor the same and shall also constitute a substantial and material breach of TENANT(S) duties.
