Fair Housing Statement: Red Rock Property Management and its owners are committed to be in compliance with all federal, state, and local fair housing laws. Red Rock Property Management does not discriminate against any person based on race, color, religion, gender, national origin, familial status, disability, source of income, and any other protected class status. The Rental Criteria below explains the policies of the rental applicant with regard to standards that must be met by each applicant in order to be approved for residency.

Red Rock Property Management does not accept Comprehensive Reusable Tenant Screening Reports.

AGE

All applicants must be of legal age. All parties 18 years of age or older are required to complete an application and pay any and all applicable fees.

IDENTITY VERIFICATION

All applicants are required to show a valid, non-expired driver's license or government issued photo identification.

CREDIT HISTORY

Your credit history will be verified by TransUnion SmartMove, a third-party verification company. The applicant will receive a credit score. Management will receive a credit recommendation based on statistical data such as payment history, number and type of accounts, outstanding debt, and age of accounts. Based on the credit recommendation, the application will be accepted, denied or accepted with conditions.

• Accepted The applicant will be accepted with the standard deposits and fees.

• Denied Application will not be accepted. Applicant will be provided with contact information for the consumer reporting agencies that provided the consumer information.

• Accepted with Conditions The applicant may pay an additional deposit or use a Qualified Co-Signer*.

*Co-Signer must pass credit check and have verifiable gross income of 2.5 times the monthly rent.

CRIMINAL BACKGROUND CHECK

Felonies and Misdemeanors for which the applicant was convicted or is charged that are of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlords or the landlord's agent may be denied.

Conviction of any crime that requires a lifetime registration as a sex offender will result in denial.

RESIDENT'S OF FOREIGN COUNTRIES

If the applicant has no social security number, the following will be required:

• Proof of foreign citizenship (passport, work visa, etc.)

• Written verification of income or recent paycheck stubs

INCOME VERIFICATION

Each applicant must provide written verification of income in an amount of 2.5 times the tenant's portion of monthly rent per household will be required by one of the following:

• Pay stubs within the past 30 days: or

• Bank statements showing recurring pay deposited; or

• Letter from employer on company letterhead verifying income and employment; or

• Applicants with NO EMPLOYMENT must provide proof of bank balance equal to or greater than 6 months of rent or apply with a qualified co-signer. Applicants with insufficient monthly income may be required to pay an additional deposit.

RESIDENCE VERIFICATION

Management reserves the right to verify residence history. Any individual with a current dispute with landlords or prior evictions or other unfavorable rental references, will be denied. Individuals with negative rental reference, including negative rental history with Rockwood Property Management shall be subject to denial.

DENIAL POLICY

If your application is denied due to unfavorable information received on your background investigation, you may:

• Contact the company that supplied the information to discuss your application.

• Contact the credit-reporting agency to identify what is reporting unfavorable information.

• Correct any incorrect information through the credit-reporting agency as per their policy.

• Request the credit-reporting agency to submit a corrected credit check to the appropriate Screening Company.

• Upon receipt of corrected and satisfactory information, your application will be reevaluated for the next available unit.

Be Advised:

• Incomplete, inaccurate or falsified information will be grounds for denial.

• Any applicant currently using illegal drugs or reporting a conviction, guilty pleas, or no contest plea by any court of competent jurisdiction for the illegal possession, manufacture or distribution of a controlled substance shall be denied.

• Any individual that is under the influence of drugs or alcohol or expressing hostility or demonstrating abusive behavior or language with management staff during application processing, will be denied.

• Any individual whose tenancy may constitute a direct threat to the health and safety of an individual, or whose tenancy may pose a threat to the community, or the property of others, will be denied.

In the event the Landlord discovers the tenant, or applicant, has misrepresented or omitted a material fact during the application for tenancy, any prior consent of the Landlord shall be deemed immediately revoked due to lack of informed consent. In such event, the tenant, and all household members, shall immediately be in occupancy of the Landlord and without color of title to the real property thereby requiring him/her/them to immediately vacate occupancy of the subject dwelling.

Applicants who want to operate a business out of any residence that Red Rock Property Management manages will not be considered. All single-family homes are for personal use only.

CRIMINAL HISTORY SCREENING

Red Rock Property Management, and its owners, desire to provide a well maintained and well-kept properties for the benefit of all tenants. Screening criteria herein are adopted with the intent of maximizing the ability to provide safe housing for tenants, managerial staff, the property, and neighbors. Screening criteria herein are also intended to minimize liability risks, the cost of insurance, maintenance, and repairs to the premises. Screening shall be designed to provide housing to individuals who do not constitute or pose an unreasonable risk of direct threat to persons and/or property of physical harm and/or adverse housing environment. Red Rock Property Management and its owners agree to limit screening of conviction history to serious offenses against person and/or property.

In accordance to fair housing laws established by the State of Washington and the State of Idaho, in matters relating to criminal conviction history, circumstances and mitigating facts that may be considered include:

Nature and severity of past conduct; age of individual at time of conduct; evidence of good tenant history before or after conviction or conduct; evidence of rehabilitation and treatment efforts; restitution of damages if any; nature of severity of offense(s); number of similar past offenses or lack thereof; and impact of housing decision on other non-offending household members.

Owner and management will screen for criminal convictions for crimes against person or property. Crimes listed below, as well as substantially similar crimes, may result in denial of the application.

• Murder

• Manslaughter

• Assault

• Robbery

• Rape

• Child Molestation

• Rape of a Child

• Solicitation of a Minor for Immoral Purpose

• Registration Requirement under Federal or State Sex Offender Registration Act

• Kidnapping

• Burglary

• Arson

• Delivery of a Controlled Substance

• Possession of a Controlled Substance

• Manufacturing of a Controlled Substance

Applicant(s) with an arrest and pending criminal case will be evaluated based upon the facts of the underlying case to determine if conduct justifies exclusion as a threat to others or property. If the applicant has a criminal case pending, for any crime set forth on the Standard Criminal Addendum, the application will be put on hold until the case has been finalized. The applicant(s) are not allowed to be approved to move into a leasehold until the criminal case is finalized and/or determined. Provided, management may limit the application of this policy to conduct that would justify exclusion due to the threat posed to person or property.

ACCEPTABLE FORM OF IDENTIFICATION

Adults 18 and over MUST show valid identification as follows:

• Current driver's license or other state photo identity cards issued by Department of Motor Vehicles (or equivalent);

• U.S. Passport;

• U.S. Passport Card;

• DHS trusted traveler cards (Global Entry, NEXUS, SENTRI, FAST);

• U.S. Military IF (active duty or retired military and their dependents, and DoD civilians);

• Permanent resident card;

• DHS-designated enhanced driver's license;

• Airline or airport-issued ID (if issued under a TSA-approved security plan);

• Federally recognized, tribal-issued photo ID;

• HSPD - 12 PIV card;

• Foreign government - issued passport;

• Canadian provincial driver's license or Indian and Northern Affairs Canada card;

• Transportation worker identification credential.

Children under 18 are not required to provide identification.
